Lease Term: This lease shall be for a period of one (1) year. Utilities: Owner is responsible for payment of water service. Tenant is responsible for all other utilities, including gas and electric, which must be transferred into the tenant's name prior to move-in. Rent & Payments: Monthly rent is due on the first day of each month. Last month's rent is due at the time of lease signing. Security deposit of $1,800 is due at signing and will be held in accordance with Michigan law. Late Payments: Rent not received by the first day of the month will be subject to a late fee of $100. Smoking Policy: No smoking is permitted inside the property at any time. Occupancy: Only individuals listed on the lease may reside in the property unless otherwise approved in writing by the owner. Maintenance & Repairs: Tenant agrees to keep the property clean and in good condition and to promptly notify the owner of any maintenance issues. Tenant is responsible for damages caused by negligence or misuse. Alterations: While we welcome alternations to make the space feel like home to you, no alterations, painting, or modifications may be made without prior written consent from the owner. Pets: Pets (a small dog under 40 pounds; a larger dog may be acceptable as well with landlord approval. Unfortunately no cats) are allowed. No additional fee required. Maintenance & Repairs: Tenant agrees to maintain the property in a clean, safe, and sanitary condition at all times. Tenant responsibilities include: Routine cleaning and general upkeep of the interior and any assigned exterior areas Promptly reporting maintenance issues or needed repairs to the owner Proper use and care of all appliances, plumbing, heating, and electrical systems Replacing light bulbs, furnace filters, and smoke detector batteries as needed Lawn care and snow removal (if applicable) Tenant is responsible for the cost of repairs resulting from negligence, misuse, or failure to report issues in a timely manner. Entry: Owner may enter the property with reasonable notice for repairs, inspections, or showings, in accordance with local laws. Lease Termination: Tenant agrees to provide 60 days' written notice prior to vacating at the end of the lease term.
