Non-Refundable Deposit Tenant shall pay a one-time non-refundable deposit of $500.00 prior to occupancy. This deposit is non-refundable under all circumstances and is separate from the security deposit. Utilities Tenant shall be responsible for all utilities associated with the Property unless otherwise agreed to in writing. This includes, but is not limited to, electricity, gas, internet, cable, water, sewer, and trash services. HOA Compliance The Property is subject to the rules, regulations, and governing documents of the Homeowners Association (HOA). Tenant agrees to comply with all HOA rules and regulations throughout the lease term. Any fines, penalties, or fees assessed due to Tenant's actions, negligence, or violation of HOA rules shall be the sole responsibility of Tenant. No Pets Policy No pets of any kind shall be kept, housed, or allowed on the Property at any time without prior written consent from Landlord. Violation of this provision shall constitute a material breach of the lease and may result in lease termination and/or additional fees as permitted by law. Property Condition Tenant acknowledges that they have inspected the Property and accept it in its current condition, except as otherwise noted in writing prior to move-in. Maintenance Tenant agrees to maintain the Property in a clean and sanitary condition and promptly notify Landlord of any maintenance issues or needed repairs. Occupancy Only the individuals listed on the lease agreement may occupy the Property unless prior written approval is obtained from Landlord. Smoking Smoking and vaping are prohibited inside the Property.
