Lease terms

Eligibility: Must have clean rent history and no criminal background. Key Tenant Responsibilities Min 1 year term. Pay Rent on Time Rent must be paid in full and on time each month. Maintain Cleanliness and Safety Keep the property in a clean, safe, and sanitary condition. Dispose of all rubbish, garbage, and other waste properly. Use the property for orderly and lawful purposes by the tenant, authorized occupants, and guests. Do not destroy, deface, damage, impair, or remove any part of the premises or surrounding property. Perform routine cleaning and maintenance. Notify the landlord in writing/phone/message, in a timely manner (typically within 4 hours), of any problems requiring repair or replacement. Pay for any costs incurred due to abuse or negligence by the tenant, guests, or other authorized occupants. Comply with Lease and Community Rules Obtain prior written approval from the landlord before keeping any pets or subletting the property. If renting in a common ownership community, comply with all rules, regulations, and notices provided by the community. Move-In/Move-Out Procedures Request to be present during move-in or move-out inspections. Remove all personal property at move-out, leave the property in broom-clean condition (except for ordinary wear and tear), and return all keys. Additional Legal Obligations Proper Use of Utilities and Fixtures Properly use and operate all electrical, gas, and plumbing fixtures, keeping them as clean and sanitary as possible.
