Lease terms

1. Must have a good credit score 2. Yearly lease with one month security deposit and first month rental payment. 2. Give 90 day notice if not renewing lease. 3. Security deposit will be refunded after 30 days if house is in order. 4. Rent is due on the 1st of the month unless negotiated with landlord. 5. Owner will pay water up to $75.00. 6. Tenant is responsible for gas and electric and general maintenance of the house. 7. Lawn care - keep grass cut and neatly trimmed as needed or every two weeks. Walkway and sidewalk must be clear in the winter. Exterior free of clutter or debris. 8. Window dressing neatly hung in windows. 9. Dog approval needed. If a dog is allowed, their droppings must be picked up immediately. Monthly visits may be required for the first 3 months to ensure upkeep of the property. Landlord will make necessary emergency repairs. 10.Tenant will b e responsible for negligence.
