Lease terms

Tenant agrees not to drill, nail, screw, mount, or install any fixtures, shelves, televisions, decor, or heavy items on walls, ceilings, doors, or any part of the property without prior written approval from the Landlord. Tenant shall maintain the property in clean, safe, and excellent condition throughout the lease term. Any damages to walls, paint, structure, or fixtures caused by unauthorized installations or negligence shall be repaired at Tenant's expense prior to move-out. ____ Smoking Policy No smoking, vaping, or use of tobacco, cannabis, or similar products is permitted inside the unit or anywhere on the property premises. Violation of this policy may result in lease termination and cleaning or damage charges. Occupancy Limits The unit is intended for a maximum occupancy of two (2) residents. Additional long-term occupants are not permitted without prior written approval from the landlord. Guest Policy Guests are welcome; however, the following rules apply: Guests staying more than 3 consecutive nights or more than 7 total nights within a 30-day period must receive prior landlord approval. Guests are not permitted to establish residency, receive mail, or use the property as their primary address. Tenant is responsible for ensuring guests follow all community and property rules. Excessive or disruptive guest activity may be considered a lease violation. Quiet Enjoyment / Noise Courtesy (Highly recommended for attached ADU) Tenant agrees to maintain reasonable noise levels and respect the quiet residential nature of the property. Quiet hours are typically between 10:00 PM and 7:00 AM. Parking Policy Tenant is permitted designated off-street parking only. Street parking must comply with local regulations. Utilities Tenant agrees to pay a flat monthly utility fee of $150, which covers water, electricity, gas, and trash services.
