Lease terms

Lease Initial lease term of 6 months preferred. Longer lease terms available upon approval. Month-to-month thereafter only with landlord approval. Occupancy Maximum occupancy: 5 persons. Only approved occupants may reside in the home. Subleasing or assignment prohibited. Smoking No smoking or vaping inside the home, garage, or within 25 feet of the residence. Drugs No illegal drugs or unlawful activity on the property. Property shall not be used for any criminal purpose. Pets No pets without prior written approval. Approved pets subject to additional deposit and lease addendum. Guests Overnight guests limited to 3 consecutive nights. No guest may stay more than 10 total nights within any rolling 30-day period without written approval. Utilities Utilities included: High-speed internet Water Trash Sewer Tenant responsible for: Electricity Propane (or reimburse landlord if included) Property Care Tenant agrees to: Keep the home clean and sanitary. Promptly report maintenance issues. Replace HVAC filters if lease exceeds 90 days (or landlord may provide scheduled service). Maintain outdoor furniture and amenities in good condition. Dispose of trash properly. Repairs Tenant responsible for damage caused by: Negligence Abuse Misuse Unauthorized alterations Tenant replaces light bulbs. Tenant changes HVAC filters if provided (or every 90 days). Tenant plunges toilets and clears simple clogs caused by hair or food. Tenant replaces remote batteries and smoke detector batteries if they begin chirping (subject to California requirements). Landlord handles plumbing failures, appliance failures, HVAC breakdowns, electrical issues, roof leaks, irrigation, structural repairs, and other normal maintenance. Routine maintenance and normal wear remain the landlord's responsibility. (I would avoid saying "Tenant responsible for general repairs." California law generally places maintenance of the premises on the landlord except where the tenant causes damage.) Furnishings Home is leased fully furnished. Tenant responsible for: All furnishings Kitchenware Linens Appliances Electronics Decor Missing or damaged items may be deducted from the security deposit. Quiet Enjoyment Quiet hours: 10:00 PM 7:00 AM No parties or large gatherings. Commercial Use No business operations creating customer traffic or excessive deliveries. Remote work is permitted. Parking Parking permitted: Driveway Carport Garage unavailable. No RVs, trailers, boats, or commercial vehicles without approval. Landscaping Landlord maintains landscaping. Tenant agrees to: Water potted plants if provided. Not alter landscaping. Fire Safety No open burning. No fireworks. No charcoal grills on decks or under covered structures. Security Tenant shall: Lock doors and windows. Not duplicate keys without approval. Return all keys, remotes, and gate openers at move-out. Insurance Tenant must maintain renter's insurance with at least: $100,000 personal liability coverage Landlord named as an "interested party" for notice purposes (not necessarily as an additional insured). Cleaning Professional cleaning required at move-out unless otherwise agreed. Cleaning fee deducted only if necessary beyond normal housekeeping expectations. Inspections Landlord may inspect the property with proper notice as permitted by California law. Alterations No painting, mounting TVs, installing fixtures, or modifications without written approval. Exterior No vehicle repairs. No storage of junk or debris. No livestock or agricultural activities. Default Failure to pay rent or repeated lease violations may result in termination in accordance with California law. ________________________________________ Additional Terms No hunting or discharge of firearms. No tree cutting or vegetation removal. No camping on the property. No use of ATVs or dirt bikes without written permission. No installation of satellite dishes or antennas. No use of the property for Airbnb or short-term rentals. No commercial filming or events. No large gatherings (more than 10 12 people) without written approval. Keep gates closed and locked when leaving the property. Report irrigation or plumbing leaks immediately. Notify landlord immediately of any signs of wildfire or hazardous conditions.
