Utilities Tenant is responsible for establishing and paying for all utility services, including: Electricity Natural Gas Water Sewer Garbage/Waste Management Internet/Cable Services Owner is responsible for: HOA dues Routine pest control services Tenant Screening Requirements All applicants will be subject to a screening process. The landlord will: Verify applicant identity. Obtain and review a credit report Verify household income and employment, as applicable. Verify rental history and/or landlord references, when available. Income Requirement Verifiable household income of at least three (3) times the monthly rent is preferred. Occupancy All occupants age 18 or older must submit an application and pass the screening requirements. Move-In Requirements First month's rent and security deposit due at lease signing. Tenant must obtain renter's insurance prior to move-in and maintain coverage throughout the lease term. Maintenance Tenant is responsible for replacing HVAC filters, light bulbs, and maintaining the property in a clean and sanitary condition. Tenant must promptly report any maintenance issues or damage to the property.
