Lease terms

Lease Term Minimum 12-month lease required. Property Rules No smoking or vaping permitted anywhere on the property. No pets allowed. Tenant shall maintain the lawn and landscaping in a neat and healthy condition throughout the lease term. Property Use Restrictions The property shall be used solely as a private residential dwelling by the tenants listed on the lease. No subleasing, assignment of the lease, or occupancy by individuals not listed on the lease is permitted without the landlord's prior written consent. No short-term rentals are permitted, including but not limited to Airbnb, VRBO, HomeAway, furnished vacation rentals, corporate housing arrangements, or similar rental platforms or services. The property may not be used as a hotel, lodging establishment, boarding house, or transient accommodation. No business, commercial, or professional activities may be conducted from the property that increase traffic, create nuisance conditions, violate HOA rules, or change the residential character of the property. Remote work from home that does not involve customer visits, employees, inventory storage, or business operations at the property is permitted. Utilities Tenant is responsible for establishing and paying for all utility services, including: Electricity Natural Gas Water Sewer Garbage/Waste Management Internet/Cable Services Owner is responsible for: HOA dues Routine pest control services Tenant Screening Requirements All applicants will be subject to a screening process. The landlord will: Verify applicant identity. Obtain and review a credit report Verify household income and employment, as applicable. Verify rental history and/or landlord references, when available. Income Requirement Verifiable household income of at least three (3) times the monthly rent is preferred. Occupancy All occupants age 18 or older must submit an application and pass the screening requirements. Move-In Requirements First month's rent and security deposit due at lease signing. Tenant must obtain renter's insurance prior to move-in and maintain coverage throughout the lease term. Maintenance Tenant is responsible for replacing HVAC filters, light bulbs, and maintaining the property in a clean and sanitary condition. Tenant must promptly report any maintenance issues or damage to the property.
