Lease terms

Renter responsible for gas and electric and water. No pets allowed. Deposit refunded after move out not applied to last months rent. Tenant responsible for lawn and must carry renters insurance. No Pets -No smoking -No wax candles or electric scented plug-ins or oils will be used on the property. - Tenant may not cook or barbecue on any porch or balcony or within 15 feet of any building. - Tenant won't place any personal, business or political sign, advertisement, or notice so that it's visible outside the property. - Tenant won't add or change any locks without prior written consent of Landlord. - Waterbeds and other water furniture are prohibited. -Also, unusually heavy items like pianos and safes are only allowed if Landlord agrees that the weight is reasonable for the property's floor. -No subleasing, sub letting, house hacking or short term renting permitted. -Any additional adult occupants (over 18 ) must be approved my management. -No bulk trash will be allowed to sit on any part of the property. -Tenant will abide by HOA rules if any. -Tenant will allow Landlord to schedule maintenance of the property and schedule inspections of property with advance notice. -Tenant will change air filters quarterly and at move out with date stamp written on the air filter. -Tenant will schedule a "professional deep clean" and provide a receipt to show the property was deep clean at move out. - No fish tanks or trampolines (these items are not allowed by the property insurance policy) -Tenant will allow Landlord to schedule a and conduct a move in and move out inspection with checklist.
