Lease terms

Tenant is responsible for all utilities as well as front and back yard lawn maintenance. Tenant is responsible for changing all light bulbs as well as furnace filter during tenancy. Tenant can hang pictures on the walls, but tenant is responsible to fill up all the holes on wall caused by nails or other objects at the end of lease, tenants will paint them over. Landlord can inspect the property with given tenants 48 hours notice in advance. Tenant can't sub-lease the home. The property is only for residential purposes and cannot be used for any sort of commercial purpose, and the landlord is released from all liabilities if tenant used the property for commercial intent without a written agreement between lessor and the tenant. Tenants to get renters insurance and a copy must be turned to the landlord before move in. Once the lease ends, the tenant can request extending the lease, this request must be made at least 60 days in advance prior to the end of lease by tenant. Rent shall be based on prevailing market rate. Tenants shall not keep or have on the leased premises any article or thing of a dangerous, inflammable, or explosive character that might unreasonably increase the danger of fire on the leased premises or that might be considered hazardous or extra hazardous by any responsible insurance company. No smoking allowed.
