Lease terms

Lease Terms Rent: $2,999 per month. Lease Term: Minimum 12-month lease. Longer lease terms (18 24 months) are welcome. Security Deposit: One month's rent (subject to applicant qualifications). Application: All applicants 18 years or older must complete a rental application, credit/background screening, and income verification. Income Requirement: Household income should generally be at least three times the rent. Pets: Pets may be considered on a case-by-case basis with prior landlord approval. Additional pet rent and/or pet deposit may apply. Occupancy: Maximum occupancy must comply with Montgomery County housing regulations. Utilities: Tenant is responsible for electricity, gas, water/sewer, internet/cable, and any other applicable utilities unless otherwise agreed. Lawn & Snow: Tenant is responsible for routine lawn care and snow removal (if applicable). Parking: Reserved parking is included. Maintenance: Tenant is responsible for replacing HVAC filters, light bulbs, and other minor maintenance. Landlord will handle major repairs and maintenance. Subletting & Short-Term Rentals: Subletting, Airbnb, or other short-term rentals are not permitted without the landlord's written consent. Business Use: Home-based businesses that create additional traffic or require licensing (including daycare operations) require prior written approval and must comply with all county regulations. Move-In: Home is available immediately for qualified tenants.
