Each applicant age 18 or older must submit a separate application. Applications are reviewed using a landlord-selected screening app based on employment history, income, credit, rental history, eviction history, convictions and bankruptcies. Incomplete, inaccurate, misleading, or unverifiable applications may be denied. Reusable tenant screening reports are not accepted. Tenant gross income must be 3x base monthly rent and must have a minimum credit score of 680. Lease is subject to screening and a written lease agreement. Renter's insurance is required. Unit is available by May 1, 2026. Minimum lease term is 12 months. Longer lease term may be considered. At move-in, the first month's rent, last month's rent, and security deposit are due. Base rent includes pest control, regular home maintenance services and lawn care. An additional $530 will be collected monthly to cover utilities (electricity, water, sewer and waste management). Tenant is responsible for internet. Smoking is not allowed inside the home. Cats and small dogs are allowed with approval. A one-time refundable pet deposit of $250 is required upon move in and a monthly pet fee of $30 will be charged per pet.
