Lease terms

**REGARDING ZILLOW APPLICATIONS: YES, we will review a Zillow application you have already filled in, but if it looks good for you and for us, we will need our application filled in before we make final approval. ** All adults must sign the lease. No long-term visitors without written approval. Initial lease may be less than a year or more than a year. (Explanation: our policy is for all leases to end on May 31. If you move in early August, your initial lease will only be 10 months, since that is when May 31 will be reached. However, we expect you will like this house and will want to stay. If you take care of it and pay the rent and follow other lease obligations, we will want to sign a 1-year extension to you. In this situation, if you wanted to sign a 22 month lease, our policies allow this, or a 34 month lease, or a 46 month lease, etc. Leases longer than 22 months will require annual rent increases specified up front.) Leases are executed for the whole house and with all tenants in joint and several status. Tenants are responsible for all services and utilities. For their safety, tenants are required to change the batteries in the smoke detectors annually and to check the detectors quarterly. Tenants must maintain the lawn including snow removal, mowing, bush trimming, and complying with local ordinances. Tenants also are responsible for replacing burned out lights and other minor maintenance.
