ADDITIONAL INFORMATION Property is available for 1 to 2 people only. Owner pays for water, sewer, garbage, internet (T-Mobile Home Internet) and base electricity costs. Renter pays for propane (to cover heating costs and over/range). Renter will disconnect and take propane tanks to be filled at their cost, return and hook them up as necessary. Electricity costs include $150% of normal use. If renters exceed 150% of normal range of electricity cost, they will pay additional costs. There is room for two vehicles to be parked on property. First and last month's rent due, along with security deposit of one month, on signing of agreement. RENTER SELECTION CRITERIA Property Address: 19510 208th Ave SE Tenancy Type: Month to Month (30 Day Notice Required by Either Party) These Renter Selection Criteria are provided pursuant to RCW 59.18.257 and apply to all applicants aged 18 or older. All applicants are evaluated equally and consistently. Submission of an application constitutes acknowledgment of these criteria. 1. General Requirements Each adult (18+) must submit a separate application and provide valid government issued photo identification. Incomplete, inaccurate, or unverifiable information may result in denial. Applications are processed in the order received, as required by Washington State law. Application fees (if charged) will comply with RCW 59.18.257, including providing a written receipt and refunding any unused portion. 2. Income Requirements Household gross monthly income must be at least 2.5 times the monthly rent, unless otherwise required by law. Acceptable income verification includes: Recent pay stubs (last 30 days) Employment offer letter Tax returns (self employed) Government benefits statements Other verifiable income sources Income must be stable, lawful, and reasonably expected to continue. 3. Employment Verification Minimum 6 months of current employment or verifiable stable income history. Employment gaps may be considered with explanation and documentation. 4. Rental History Requirements Minimum 12 months of positive, verifiable rental history preferred. Acceptable rental history includes: No evictions within the past 7 years No outstanding landlord debt No documented lease violations, property damage, or unpaid rent First time renters may be accepted with additional conditions (e.g., higher deposit, co signer), consistent with Washington law. 5. Credit Requirements A credit report will be obtained from a consumer reporting agency. Minimum required credit score: 670. Grounds for denial may include: Excessive late payments Accounts in collections related to housing Open bankruptcies Fraud alerts or unverifiable identity Medical debt and student loans are not considered negative factors. 6. Criminal Background Screening Criminal history is evaluated individually and in compliance with Washington State and federal fair housing laws. The following will not be considered: Arrests not resulting in conviction Sealed, vacated, or expunged records Juvenile records Misdemeanors older than 3 years (unless involving safety related issues) The following may be considered if they pose a demonstrable risk to property or resident safety: Violent felonies Sexual offenses requiring registration Arson Major property destruction crimes All decisions consider: Nature and severity of the offense Time elapsed Evidence of rehabilitation Relevance to tenancy Applicants will have the opportunity to provide supplemental information before an adverse action is taken. 7. Occupancy Limits Occupancy is limited to 2 persons total, regardless of bedroom count. This standard is applied uniformly and in compliance with fair housing laws. 8. Pets and Animals No pets allowed. Service animals and ESA animals are accepted in compliance with the Fair Housing Act and Washington State law. No pet fees or pet rent apply to service/ESA animals. 9. Smoking / Vaping Smoking, vaping, and marijuana use are prohibited indoors. Outdoor use must comply with Washington State Clean Air laws and must not disturb neighbors. 10. Vehicles All vehicles must be operable, licensed, and registered. No major vehicle repairs on the property. Parking is limited to designated areas only. 11. Application Approval or Denial If an application is denied based on information from a consumer report, applicants will receive an Adverse Action Notice as required by the Fair Credit Reporting Act and RCW 59.18.257, including: The name of the screening company A copy of the report upon request Instructions for disputing inaccuracies 12. Lease Terms Tenancy is month to month. Either party may terminate the tenancy with 30 days' written notice, consistent with RCW 59.18.200. Rent, deposits, and fees will be disclosed in the rental agreement. Rent increases require 60 days' written notice per Washington law. 13. Deposits and Fees All deposits and fees comply with Washington State law: Security deposit amount will be stated in the rental agreement. A written move in condition checklist will be provided and must be signed (required by RCW 59.18.260). Non refundable fees will be clearly identified as such. Deposits are refundable subject to condition of the unit at move out. 14. Fair Housing Compliance We comply fully with: Washington Law Against Discrimination (RCW 49.60) Federal Fair Housing Act Local protected classes We do not discriminate based on: Race, color, national origin, religion, sex, gender identity, sexual orientation, familial status, marital status, disability, veteran/military status, immigration status, use of a service animal, or source of income (including Section 8 vouchers). 15. Applicant Rights Applicants have the right to: Receive a copy of these screening criteria before paying any fees Request a copy of their screening report Dispute inaccurate information Provide supplemental evidence of rehabilitation or mitigating circumstances Receive refunds of any unused screening fees
