      Renter Criteria: Credit score 620 or higher Minimum 2:1 income to rent ratio No prior evictions or bankruptcies Previous landlord references Proof of assets/ funds (pay stubs, banks statements, etc) Background check This will be a 1 year lease with a 1 month deposit No smoking policy inside the house; a fine of $500 will be charged if found smoking inside the house Renter is responsible for water, gas, and electricity. Note that electricity is tied to the owners solar account and monthly SCE bill will be emailed from the owner to the renter for payment if the usage is more than the solar power generation. Payment is due within 2 weeks from date sent to the renter. Treat this place like your own home and it is required for renter to maintain changing air filters every 4-6 months, replace water soften pellets (2-4 months depending on useage), & fridge water filter. Any damage to the home caused by the renter will be charged to the renter if found at fault. Pet policy: * Only dogs and cats are permitted on the premises, with a maximum limit of two. * Monthly pet rent: * Small (Under 20 lbs): $30 per dog or cat * Medium size (Between 20 and 50 lbs): $50 per dog or cat * Large (Over 50 lbs): $100 per dog or cat * The tenant bears responsibility for any damage incurred by pets, including but not limited to carpets, doors, and floors. * Pets entering common community areas must be either leashed or under the control of a person capable of managing them. Tethering pets with a leash in common areas is not permitted; they must remain under the direct control of a person at all times. Any pet-related mess in common areas must be promptly cleaned up by the person responsible for the pet.
