$50 background check fee per applicant over 18 years of age. (non-refundable). Landlord pays community yearly dues. Tenant responsible for all utilities and internet (in own name). No cats/dogs. Rental Requirements & Screening Criteria To ensure a safe, respectful, and enjoyable community environment, all applicants must meet the following requirements: Community Approval All residents must successfully complete and pass the Lake Floyd community background screening process as required by community rules. Approval by the community association is required prior to move-in. All tenants must agree to follow Lake Floyd community rules, regulations, and amenity guidelines. Income & Employment Verification Minimum gross household income requirement: 3x monthly rent ($6,000/month gross income for this property). Applicants must provide proof of income, such as: o Recent pay stubs o Employment verification o Tax documents or other acceptable income documentation for self-employed applicants Credit & Financial Responsibility Credit history will be reviewed as part of the application process. Applicants should demonstrate responsible financial history, including timely payment of prior housing obligations and other debts. Outstanding rental collections, repeated late payments, or significant unpaid housing-related debts may result in denial. Rental History Positive rental history is preferred. Applicants may be required to provide previous landlord references. Applicants must demonstrate responsible care of previous residences. Background Screening A complete background check is required for all applicants in accordance with Lake Floyd community requirements. Screening may include identity verification and criminal history review consistent with applicable laws and regulations. Pets Cats/Dogs not permitted. Other pets may be considered on a case-by-case basis. Additional pet fees, deposits, or restrictions may apply. All pets must comply with Lake Floyd community rules. Occupancy & Use Property is intended for residential use only. No more than 3 occupants. All occupants over 18 must be named and sign lease agreement and pass all background checks and credit vetting requirements. No smoking anywhere on the property. No illegal drug use of any kind. No unauthorized occupants, subleasing, or short-term rentals permitted. Tenant agrees to maintain the home, furnishings, appliances, and outdoor deck areas in good condition. Furnished Property Requirements Because this is a fully furnished lakefront home, applicants must agree to: Care for all provided furniture, appliances, and household items. Report maintenance issues promptly. Return the property in substantially the same condition as provided, normal wear and tear excepted. Lease Terms Preferred lease term: 12 months. Security deposit required. First month's rent due prior to move-in. Tenant responsible for all utilities and internet and must have all utilities in own name. Fiber is available in this community and excellent for work from home arrangements.
