Lease terms

Lease duration: 12-month or longer lease required. We're looking for responsible, long-term tenants who will take care of the house. Rent & deposits: First month's rent and security deposit due at signing. Rent is due on the 1st of each month. Utilities: Tenant is responsible for utilities, including electricity, gas, water, and internet/cable. Renters insurance: Required. Tenants must maintain a renters insurance policy throughout the lease term and provide proof of coverage before move-in. Smoking: No smoking of any kind permitted inside the home or unit. Maintenance: Tenant is responsible for routine upkeep such as lawn care and keeping the property clean. Landlord handles major repairs and systems maintenance. Tenants must report maintenance issues promptly. Pets: Pets are welcome with prior approval. A pet deposit and/or monthly pet fee applies. Breed and weight restrictions may apply. Please disclose all pets when applying. Failure to do so will result in a fine. Application & screening: All applicants 18+ must apply. Texas Property Code 92.3515 requires landlords to make tenant selection criteria available; our criteria may include criminal history, credit history, current income, and rental history. We typically look for income of approximately 3x the monthly rent, positive rental references, and a satisfactory background and credit check.
