Lease terms

Lease term: 12 months. Rent: The first month's rent and a security deposit equal to one (1) month's rent are due upon execution of this Lease. Rent is due on the 1st day of each month. A five (5) day grace period will be provided. If rent is not received by 11:59 p.m. on the 5th day of the month, a late fee of $100.00 will be assessed beginning on the 6th day of the month. Security Deposit: The security deposit may be applied to unpaid rent, damages beyond ordinary wear and tear, cleaning costs beyond normal use, or other amounts owed under this Lease. Any remaining balance will be returned to the Tenant, along with an itemized statement of any deductions. Pets: Outdoor pets are permitted. Indoor pets may be allowed with prior written approval and will be considered on a case-by-case basis. The number and type of pets are subject to landlord approval. Tenant Responsibilities: Tenant shall be responsible for all utilities serving the Property, including, but not limited to, water, electricity, internet/cable (if desired), and trash collection. Tenant shall maintain the Property in a clean, safe, and sanitary condition at all times. Tenant is responsible for routine maintenance, including regular lawn care (mowing, edging, trimming, and removal of yard debris), replacing HVAC air filters as needed, changing light bulbs, and promptly notifying Landlord of any maintenance issues or repairs beyond normal routine maintenance. Tenant shall keep both the interior and exterior of the Property clean and free of trash, debris, and conditions that could cause damage to the Property. Tenant shall not neglect or intentionally damage the Property and shall be responsible for any damage caused by Tenant, Tenant's guests, or invitees beyond normal wear and tear. Smoking is prohibited anywhere inside or around the home including porches, shop, and carport.
