Application Fee: As allowed under Oregon law Income & Screening Requirements Minimum income: 3x monthly rent (may consider 2.5x with additional conditions) Minimum credit score: 650 (620 649 may be considered with additional deposit or guarantor) Background, credit, and rental history screening required for all applicants Guarantor Option Applicants who do not meet income or credit requirements may be approved through TheGuarantors program (tenant-paid) Utilities & Furnishings Unit is fully furnished and must be returned in the same condition, less normal wear and tear Utilities included: electricity, water, sewer, garbage Utilities are included for normal residential use only Monthly utility usage is capped at a reasonable household level; excessive usage may be billed to tenant Prohibited excessive uses include but are not limited to: EV charging, crypto mining, server hosting, space heaters used continuously, or any high-load electrical activity Landlord reserves the right to monitor utility usage and charge for overages Tenant responsible for internet/cable unless otherwise agreed Furnishing Protection Tenant agrees to a move-in and move-out inventory checklist with photos Tenant is responsible for damage, stains, odors, or excessive wear to furniture, mattresses, upholstery, flooring, and appliances Professional cleaning, deodorizing, pest treatment, or replacement costs may be deducted from deposit if needed Pets Pets considered on a case-by-case basis $300 non-refundable pet fee + $35/month pet rent + $300 refundable pet deposit Tenant responsible for all pet-related damage, odors, flea treatment, and cleaning costs Unauthorized pets are grounds for lease violation and additional fees Occupancy Limits Maximum occupancy: 2 persons Long-term guests (over 7 consecutive days or 14 days per year) must be approved Rent & Fees Rent due on the 1st of each month Late fees applied in accordance with Oregon law Returned payment fees may apply Early Termination Early termination requires written notice and is subject to: Lease break fee (equivalent to one month's rent) Responsibility for rent until unit is re-rented Tenant agrees landlord may market and show the unit during notice period Maintenance & Care Tenant must maintain unit in clean, sanitary condition at all times Tenant responsible for damages beyond normal wear and tear Tenant must promptly report maintenance issues Misuse or neglect resulting in damage is tenant responsibility Alterations & Use No alterations, painting, or modifications without written approval No commercial use of premises No subleasing, short-term rentals, or Airbnb use Smoking Policy Strict no smoking policy inside unit Smoke odors or residue remediation costs will be charged to tenant Renter's Insurance Proof of renter's insurance required prior to move-in and maintained throughout tenancy Legal Compliance All notices, fees, and procedures comply with Oregon landlord-tenant law Additional Terms Owner reserves the right to modify or update lease terms prior to lease signing All terms subject to final written lease agreement
