Guests can enjoy a shared 7,200 sq ft common area featuring a swimming pool with chaise loungers, a koi pond and waterfall, a queen-size bed swing, and a bar area with a 60" TV. Additional shared amenities include covered patio seating, an outdoor kitchen with 5 different grills (charcoal, wood burning brick oven, or propane), and an indoor complimentary coffee bar with individual seating areas and a lending library. A dog-friendly area with clean-up bags is also available. A pet fee of $75 applies per reservation for up to 2 pets. Bringing a pet without prior notification incurs an additional $100 fee, and the stay may be ended early. No cats are allowed. If your pet causes any damages, additional charges will apply.

The neighborhood features a mix of animals, old trees, and coexisting older and modern homes. Nearby attractions include numerous golf courses, wedding venues, beaches like Ponte Vedra Beach and St. Augustine Beach (both a 40-minute drive), shopping, museums, restaurants, and the Mayo Clinic (30 minutes away).
Early arrivals and late check-outs are not guaranteed due to a tight cleaning schedule and require advance approval. A 3.9% processing fee applies to refunds. The primary guest must be 21+ with an adult over 21 present during the stay. No food or drink is allowed in bedrooms, with extra cleaning fees for stains. Smoking of any kind is prohibited, with a $200 fine for violations and additional charges for repair or cleaning costs. All trash must be disposed of in outside bins before departure. Damages must be reported within 24 hours of occurrence or immediately upon arrival. All dishes must be washed and the dishwasher run before departure. Windows should be kept closed for security. Laundry machines should not be overloaded, sandy items should not be washed, and the dryer lint trap should be cleaned. The storage closet must be kept closed and locked. Consumables are at the guest's discretion, and freshness is not guaranteed. Furniture should not be rearranged. Unauthorized parties are not allowed, with violations resulting in additional charges and immediate eviction. Only registered guests are permitted to stay at the property. Additional guests exceeding the maximum allowed will incur a charge of $100 per person and require prior approval. Illegal activities will result in immediate eviction. Quiet hours are from 10 pm to 7 am. Guests use the hot tub and pool at their own risk. Children under 16 must be supervised at all times while using the hot tub or pool. Guests should not use the hot tub or pool if under the influence of alcohol or drugs, and should shower before entering. No oils, lotions, or soaps should be brought into the hot tub or pool. Guests must follow all posted guidelines and not engage in risky behavior in the pool or hot tub. Any damage to the pool or hot tub caused by misuse will be charged to the guest.
The studio includes Wi-Fi and a flat-screen TV. A laptop computer is not included.
Late check-outs are available for an additional fee: 1-2 hours for $100, and 2-3 hours for $200.
