RENT TERMS -- 12-month lease term required. -- Rent: $1,590 per month -- Deposit: $1,590 -- RENT SPECIAL: December rent will be free/credited to rental account. However, full deposit AND full January rent must be paid prior to move-in. INCOME -- Total verifiable gross monthly income for all adults combined must be three times (3x) the monthly rent amount. CREDIT REPORT AND BACKGROUND CHECK -- 600 or higher credit score required. -- Credit report must not include any consumer spending collections totaling more than $1,000; no indication of rent-related collections; no excessive late payments; and no current bankruptcies. -- There must be no felony/violent crime/theft on criminal record, no history of eviction, or unpaid rental payments. -- Copy of driver's license or other government-issued identification is required prior to touring any properties. -- Other qualifications may be required before a lease is signed. APPLIANCES -- Rental includes any existing appliances except washer and dryer. Washer and dryer connections are inside the house. UTILITIES AND YARD MAINTENANCE -- Tenant is solely responsible for ALL utilities and yard upkeep. PET POLICY -- Non-refundable Deposit: $250 -- Cat: $25 per month added to rent -- Small Dog: $50 per month added to rent -- NOTE: Large dogs over 35 pounds and certain breeds are not allowed.
