References: Contacting personal and professional references. Lease Duration: The lease duration is a minimum of 12 months. Additional Fees and Utility Costs: Screening Fee: A non-refundable screening fee of $65 is required for each applicant. This fee covers the cost of obtaining a credit report, criminal background check, and other screening services. Utilities: No utilities are included in the rent. Tenants are responsible for all utility costs, including but not limited to electricity, water, sewer, garbage, gas, and internet. Smoking Policy: No smoking or vaping, including marijuana, is allowed anywhere on the property, including the deck, the patio, or the driveway. Parking Policy: Tenants are responsible for all damages from using the garage or any street parking. Tenants agree to obey parking laws when using street parking. Pet Policy: Pets are allowed subject to a pet deposit and negotiable pet fees. Tenants are responsible for all damages caused by their pets. Showing: Having attended either in-person or remote walk-through showing. Adverse Action Notice: If your application is denied or conditionally approved based on the information obtained during the screening process, you will receive an adverse action notice. This notice will include: The specific reason(s) for the denial or conditional approval. The name, address, and phone number of the consumer reporting agency that provided the report. Information on how to obtain a free copy of the report from the consumer reporting agency. Information on how to dispute the accuracy or completeness of the report. Your Rights: You have the right to request a free copy of any consumer report used in the screening process. You have the right to dispute the accuracy or completeness of any information in the report. You have the right to know the reason(s) for denial or conditional approval of your application.
