Notice to Prospective Tenants Screening of Prospective Tenants in Compliance with RCW 59.18.257 Dear Prospective Tenant, Thank you for your interest in renting our property. As part of our tenant screening process, we are committed to complying with the requirements set forth in RCW 59.18.257. This notice provides important information regarding the screening process, criteria, and your rights. Screening Criteria: We evaluate prospective tenants based on the following criteria: Rental History: Verification of current and previous rental history, including timely rent payments, lease compliance, and property condition upon move-out. Credit History: Review of credit report, including credit score, outstanding debts, and payment history. Income Verification: Confirmation of sufficient income to afford the rent (typically, income should be at least three times the monthly rent). Employment Verification: Current employment status and employment history. Criminal Background Check: Review of criminal history for offenses that may impact the safety and well-being of other residents and the property. References: Contacting personal and professional references. Lease Duration: The lease duration is a minimum of 12 months. Additional Fees and Utility Costs: Screening Fee: A non-refundable screening fee of $65 is required for each applicant. This fee covers the cost of obtaining a credit report, criminal background check, and other screening services. Utilities: No utilities are included in the rent. Tenants are responsible for all utility costs, including but not limited to electricity, water, sewer, garbage, gas, and internet. Smoking Policy: No smoking or vaping, including marijuana, is allowed anywhere on the property, including the deck, the patio, or the driveway. Parking Policy: Tenants are responsible for all damages from using the garage or any street parking. Tenants agree to obey parking laws when using street parking. Pet Policy: Pets are allowed subject to a pet deposit and negotiable pet fees. Tenants are responsible for all damages caused by their pets. Showing: Having attended either in-person or remote walk-through showing. Adverse Action Notice: If your application is denied or conditionally approved based on the information obtained during the screening process, you will receive an adverse action notice. This notice will include: The specific reason(s) for the denial or conditional approval. The name, address, and phone number of the consumer reporting agency that provided the report. Information on how to obtain a free copy of the report from the consumer reporting agency. Information on how to dispute the accuracy or completeness of the report. Your Rights: You have the right to request a free copy of any consumer report used in the screening process. You have the right to dispute the accuracy or completeness of any information in the report. You have the right to know the reason(s) for denial or conditional approval of your application.
