Lease terms

Rental Qualifications and Additional Terms Applicant Requirements * Applicants must have no prior housing-related issues, including evictions, unpaid balances, or outstanding debts owed to previous landlords. * A minimum credit score of 620 is preferred. * Monthly rent should generally not exceed 40% of the household's gross monthly income. Exceptions may be considered on a case-by-case basis based on overall application strength and are subject to landlord approval. * Income and employment verification are required. * Background screening will be conducted for all adult occupants. * Positive rental history and references are preferred. Utilities * Tenant is responsible for all utilities. * Water service is billed at a flat rate of $150 per month, which will be added to the monthly rent. Actual water costs will be reviewed every three months and adjusted if necessary. Tenants may request a copy of the water bill and a review of the charges at any time. Septic System * The property is served by a septic system. To maintain proper operation, only normal toilet paper and human waste may be flushed. * Do not flush wipes (including those labeled "flushable"), paper towels, feminine hygiene products, grease, diapers, cat litter, or any other solid materials. Insurance * Renters insurance is required and must be maintained throughout the tenancy to protect the tenant's personal belongings and provide liability coverage. Pets * Pets may be considered on a case-by-case basis, subject to landlord approval and applicable pet deposits or fees. * Breed restrictions and limits on the number of pets may apply. Smoking * Smoking and vaping are prohibited inside the home and any enclosed structures. Move-In Requirements * Security deposit equal to one month's rent. * First month's rent and required deposits are due at lease signing. * Lease terms and deposits are subject to final approval. Military Friendly PCS orders are welcome. We understand that military relocations can create unique circumstances, and reasonable exceptions to standard qualification criteria may be considered based on overall application strength, income stability, rental history, and other compensating factors.
