Lease terms

1. Lease Term: The lease term shall be for a period of one (1) year 2. Utilities: Water, sewer, and garbage services are included in the monthly rent and will be paid by the Landlord. The Tenant is responsible for establishing and maintaining electricity service in their name for the duration of the lease and shall pay all charges associated with that service. 3. Security Deposit: A security deposit equal to one (1) month's rent is required at the time of lease signing. This deposit is refundable, provided the Tenant fulfills the terms of the lease and leaves the property in good condition, less any reasonable deductions for repairs beyond normal wear and tear. 4. Termination: If the Tenant chooses to terminate the lease before the end of the agreed-upon term, they may be subject to penalties. These may include forfeiture of the security deposit, payment of the remaining rent due under the lease, or a lease break fee, as specified in the full lease agreement. 5. Rules and Restrictions: The Tenant must comply with all property rules and restrictions, which may include but are not limited to: No smoking inside the unit or building No subletting without prior written consent from the Landlord Pet restrictions, including breed or size limitations or pet deposits Occupancy limits based on the size of the unit and local housing codes.
