Lease terms

Lease Term: Fixed-term lease (start and end dates specified in the lease agreement). Monthly Rent: $1,350/month, which includes driveway and garage parking. Security Deposit: $2,000 due at signing. Pet owners also pay a $300 refundable pet deposit plus $25/month pet rent. Utilities: Tenant is responsible for electricity (Consumers Energy), water/sewer (BWL), trash service, internet, cable, telephone, lawn care, and snow removal. Rent Payments: Rent is due on the 1st of each month and paid online through Zillow Payments. A $75 late fee applies after the grace period. Pets: Pets are welcome with landlord approval. Approved pets require a refundable pet deposit, monthly pet rent, renter's insurance with pet liability coverage, and compliance with the pet rules. Renter's Insurance: Required throughout the lease with at least $100,000 in liability coverage. Smoking: Smoking is permitted outdoors only, at least 10 feet from doors, windows, and air intakes. Marijuana use or storage is not permitted on the property. Maintenance: Tenants are responsible for routine lawn care, snow removal, replacing furnace filters monthly (filters provided), and following hardwood floor care guidelines. Quarterly health and wellness inspections are conducted with at least 24 hours' notice. Other Policies: No subletting or short-term rentals (such as Airbnb), and alterations require written landlord approval.
