Lease terms

- No smoking, Waterbeds and subleasing is permitted - Tenant will immediately notify the landlord of any water leaks or mold that can become visible due to a leak - At move out, tenant to clean carpets & clean Home as per 'Residential lease inventory and condition - Repainting of walls is NOT permitted without permission by the owner.- Tenant to transfer utilities within 4 days of leasing - Tenant to provide a minimum $100,000 Renters insurance and include landlord as an interested party - Tenant to keep the insurance active for the entire period of the occupancy. - For any repair service, tenant has to call home warrant company directly. Tenant will be responsible for the $100 fee per service call unless it is the same item with issue. Home Warranty company - American home Shield. Contract ID: 599528458. - HVAC filters should be regularly checked and replaced as necessary by the tenant at the tenant's expense, for the efficient operation of the cooling and heating systems. Lease Termination:- If the tenant terminates the lease early: The security deposit will be forfeited, and the tenant remains responsible for paying rent until the earlier of: (a) the date a new tenant takes occupancy, or (b) the lease end date, provided proper notice has been given. - If the Landlord terminates the lease early for any reason other than Tenant's default, Landlord shall: Refund the full security deposit in accordance with applicable Texas law and Prorate and refund any prepaid rent as of the termination date.
