Lease terms

$35 Application fee. Minimum lease agreement is 12 months. THIS IS A NO SMOKING PROPERTY. Only 1 pet allowed. $0 Pet Deposit. $50/month pet rent will be added to the base rent payment. All applicants must meet criminal record background check. (No violent offenders, sexual offenders, nor individuals with charges related to arsine, gang related activities, burglary, or vandalism.) All applicants must meet the minimum credit score requirement of 635. All applicants must meet rental history background checks. (No prior evictions. No missed rent payments. No outstanding debts to landlords or accounts sent to collections. No prior property damage or prior lease violations). The Renter is NOT allowed to sublet any part of the rental property. Owner is responsible for the monthly payment of the home security system. The Renter is responsible for payment of all utilities. The Renter is responsible for securing and payment of internet, phone, and cable services. The Renter is responsible for up keep of the yard (mowing the grass and raking leaves as needed). The Renter must provide proof of established employment (1 year employment history).
