TENANT RESPONSIBILITIES: The rent price listed does not included utilities. Electricity and internet bills will remain in landlord's name, and will be forwarded to tenant upon day of receipt from utility company, with payment from tenant required within 10 days (internet is currently $106.32/month for "1 Gb up/1 Gb down" service provided by AT&T). No gas service exists at the property. Tenant also responsible for replacing air conditioning filters regularly. **Tenant is responsible for mowing grass *AND* regularly watering the two trees on the property** - HOA *will* send notices and potential fines for poor upkeep.** No smoking WHATSOEVER allowed; smoking on the property will be considered as a breach of the lease. One small, house-trained dog under 30 pounds is permitted. No other dogs or cats. Rent is due on the 1st day of each month, with first payment being prorated appropriately, in case move-in date is not on the first of the month. SECURITY DEPOSIT: A security deposit of $1,200 is required, and will be refunded at the end of the lease, minus any cost for repairs, damage, and wear-and-tear beyond carpet cleaning and minor touch-up-painting. PET FEES: $300 one-off deposit, refundable (dependent on potential repairs caused by pet). No monthly pet fees. APPLICATIONS: An application is required for all applicants, including co-applicants over the age of 18. NO SUB-LEASING: No rooms in this property shall be sub-leased, as it is against the policy of the community Homeowner's Association (HOA). Note: Screening criteria for potential tenants include those allowed by Texas law, i.e. (1) criminal history; (2) previous rental history; (3) current income; (4) credit history; (5) failure to provide accurate or complete information on the application form.
