Lease terms

1. Lease Term o Fixed lease term: 24 months (from start date to end date). o No automatic renewal unless both parties agree in writing. 2. Rent o Monthly rent amount and due date. o Late fee policy of $125 after 5 days late, plus $10 per day thereafter. o Accepted payment methods (online, check, direct deposit). 3. Utilities & Services o Tenant pays all utilities (gas, electric, water/sewer, trash, internet). o Tenant responsible for lawn mowing, leaf removal, snow removal, and routine yard maintenance. 4. Maintenance & Repairs o Tenant must keep the property clean and in good condition. o Tenant reports all maintenance issues promptly. o Landlord handles major repairs (structural, plumbing, HVAC, roof, etc.). o Tenant responsible for minor repairs under $500 (lightbulbs, clogged drains, batteries in smoke detectors). o No unauthorized alterations or painting without landlord's written approval. Rules of Use 5. Occupancy o Only listed tenants and approved occupants may live in the property. o Subleasing or Airbnb-style rentals prohibited without landlord's written consent. 6. Pets o No pets allowed, but negotiable 7. Smoking o Smoking (including vaping and marijuana) prohibited inside the house and garage. 8. Property Care o Tenant must treat the home "as their own," avoiding intentional or negligent damage. o Tenant may not store hazardous materials on the property. o There would be quarterly check on the property to be sure everything is going well. And conditions are met. Landlord Protections 9. Entry Rights o Landlord may enter with 24 48 hours' notice for repairs, inspections, or emergencies. 10. Insurance Tenant must maintain renters' insurance and provide proof. Landlord maintains homeowners/landlord insurance but is not responsible for tenant's belongings. 11. Default & Termination Lease may be terminated early for nonpayment, illegal activity, or serious lease violations. Early termination by tenant requires written notice and agreed-upon penalty (e.g., 2 months' rent unless landlord finds a replacement tenant). 12. Security Deposit Security deposit equal to 1 month's rent or more. Deposit covers unpaid rent, damages beyond normal wear-and-tear, and cleaning fees. Deposit returned within state-mandated timeline after move-out inspection. Appliances: Tenant responsible for routine care (cleaning filters, etc.), landlord covers repairs unless caused by misuse. Noise & Conduct: No excessive noise or illegal activity; respect neighbors and HOA rules (if applicable). Renewal Clause: Rent may be renegotiated upon renewal with notice (usually 60 90 days before lease ends). Dispute Resolution: Specify whether disputes will go through mediation/arbitration before court.
