Published Criteria - The property manager is a licensed real estate broker in the state of Washington. Tenants must be able to pay security deposit upon approval of prospective applicants' submission or application groups submissions can be split over multiple months with agreement. Rent must be paid, and funds verified prior to the exchange of keys and possession. Applicants must be able to provide proof of verifiable income. Examples include paycheck stubs, complete tax returns, copies of deposit slips, investment earnings, offer letters, or other sources of income. Current employment must be verified by the employer and in good standing. Prospective tenants must have a credit score over 680. Screening is done by Transunion. If adverse action is taken, prospective tenants will be provided information as to how to get a copy of their credit report from the credit bureau. $7200.00 monthly income is required to rent where allowable by law. Will combine up to 2 incomes to meet income requirements. No prior evictions. Tenants are to provide positive current and previous landlord references where legally applicable. Good rental history free of negative credit issues which may indicate an applicant is high-risk, and/or has a pattern of payment delinquency. No excessive debt that could prevent ability to pay, derogatory remarks from creditors could lead to denial. No charge offs or bankruptcy in the past 5 years. In the event the criteria are not met, or if the returned response lacks clarity. Property Manager may require additional information in some cases to allow the prospective tenant all possible opportunities to gain approval of property owner. Criminal background check where legally applicable must be free of any: any sexual offense, any violent offense, any weapon offense, any conviction for hate crime, any conviction for illegal drug offense, any conviction for Marijuana trafficking/manufacture, any conviction for criminal mischief, any conviction fraud/dishonesty, any crimes related to animal cruelty, any conviction of financial crime. Any other criminal offenses will be reviewed by property management and owners. Owners reserve the right to deny any prospective tenant based on any criminal record where legally applicable. No smoking under any circumstance. Renters insurance of $500,000 is required, and owner must be named as additional insured. $450.00 non-refundable move-in/move out fee MMRF. Tenant is responsible for all utilities. Damage deposit is equivalent to one months rent minus the $450.00 Fee. Property will be managed by owner post tenant placement. No-Pets Please. We do not accept reusable tenant screening reports.
