Lease terms

Renter is responsible for all utilities.Rental Term This is a 12-month lease, with the option to renew annually upon mutual agreement between landlord and tenant. Lease start and end dates will be specified in the signed rental agreement. Occupancy Maximum occupancy is 8 individuals (2 per bedroom). All household members must be disclosed and approved as part of the rental application. Overnight guests are welcome on a reasonable, non-permanent basis any guest staying longer than 14 consecutive days is considered an additional occupant and must be added to the lease, counting toward the 8-person maximum. Subletting Subletting or assigning the lease to another party is not permitted without prior written consent from the landlord. Utilities Tenant is responsible for all utilities, including electricity, gas, water/sewer, trash service, and internet/Wi-Fi. Utility accounts should be set up in the tenant's name effective the lease start date. Rent and Fees Monthly rent is $3,200, due on the 1st of each month, payable online via Zillow. A 5-day grace period applies before a $100 late fee is assessed. A security deposit of $3,200 (one month's rent) is due at move-in. Pet Policy Pets welcome with prior landlord approval up to 2 pets per household. Dogs and cats accepted; no specific breed restrictions, though landlord reserves the right to review individual pet history/temperament during screening. Proof of current vaccination records required prior to move-in. A non-refundable pet fee of $100 per pet is due at lease signing. The property offers a private, fully fenced courtyard, well-suited for pets. All tenants are required to carry renters insurance for the duration of the lease, including liability coverage for pet-related injury or property damage where applicable, and to provide proof of coverage upon request.
