Lease terms
Lease Term * Initial lease term shall be twelve (12) months. Occupancy * Maximum occupancy is six (6) persons unless otherwise approved in writing by Landlord. * All occupants residing at the property must be listed on the lease agreement. Utilities * Water: Owner shall pay the base service charge. Tenant shall reimburse Owner for any usage charges above the base service charge. * Electricity: Owner shall pay the base service charge. Tenant shall reimburse Owner for any usage charges above the base service charge. * Garbage Collection: Tenant responsibility. * Internet/Cable: Tenant responsibility. Subleasing and Short-Term Rentals * Tenant shall not assign this lease or sublease any portion of the property without prior written consent of Landlord. * Use of the property for Airbnb, VRBO, short-term rentals, or similar transient lodging purposes is prohibited. Guests * Guests may not remain on the property for more than fourteen (14) consecutive days without prior written approval from Landlord. * Any guest becoming a long-term occupant may be required to complete screening and be added to the lease. Property Use and Maintenance * Pond use is at Tenant's own risk. * Tenant is responsible for maintaining cleanliness, mowing the yard, and exercising reasonable care of all outdoor areas used during tenancy. * Tenant shall promptly report any property damage or safety concerns to Landlord. Smoking * Smoking or vaping is prohibited inside the dwelling. Pets * No pets are permitted without prior written approval from Landlord. * Approved pets may be subject to additional fees, deposits, or lease addenda. Renter's Insurance * Tenant shall maintain renter's insurance throughout the lease term. * Coverage shall include a minimum of $100,000 in personal liability protection. * Tenant shall provide proof of insurance prior to occupancy and upon Landlord's reasonable request during the lease term. Late Rent * Rent not received by the due date shall be considered late. * A late fee of $25.00 shall be assessed beginning on the fifth (5th) day after rent is due. * An additional charge of $10.00 per day may be assessed thereafter until rent is paid in full, subject to applicable Texas law. * Any late fees charged shall comply with Texas Property Code requirements.
