Lease Term: 12 months (longer-term options may be considered) Pets: Allowed on a case-by-case basis Pet Rent: $75/month per pet Pet Deposit: $75 per pet Utilities: Tenant responsible for all utilities (e.g. Electricity, gas, water, sewer, garbage internet) Landscaping: Tenant responsible for basic upkeep (low-maintenance yard) Smoking: No smoking permitted inside the home Renter's Insurance: Required prior to move-in Parking: Three-car garage + driveway parking EV Charging: thers is EV charger available in garage and is ready to use Screening Criteria: Applicants must have verifiable income of at least 2.5 3x monthly rent (all lawful income sources accepted). Minimum FICO credit score of 650. Credit, rental history, and background will be reviewed; No violent criminal history, evictions or significant negative history. Employment/income verification required. Pets considered with approval; pet rent may apply (no fees for assistance animals). For service, assistance or companion animals an ESA letter from a licensed mental health professional along with health and behavior documents are required. Service, assistance or companion animals requested by the Resident, which are not already owned by the Resident at the time of the commencement of the tenancy, shall be subject to the same process, and/or rules and regulations. Pet Criteria: Certain Pets are allowed with prior approval, an additional deposit of $75 (refundable) per pet, and $75 additional monthly rent per approved pet. Pet restrictions: No allowed Rottweilers, Dobermans, Mastiffs, Akita, Chow, Presa Canario, Wolfdogs or Wolf Hybrid, Pit bulls also known as American Staffordshire, American Pit Bull Terrier, Staffordshire Bull Terrier. Any large farm animals, or exotic animals; including but not limited to alligators, crocodiles, snakes, monitor lizards, or any other wild animals are NOT allowed.
