Lease Terms & Policies Utilities: Water included in rent. Tenant will be billed back by owner for electricity, Internet/WiFi, and garbage/recycling services. Cable TV may be installed at tenant's discretion and expense. Fees: A non-refundable screening fee of $45 is required for each adult applicant. Lease Term: Minimum of one (1) month, ending no later than June 30, 2027. First month's rent due upon lease signing and security deposit due upon completion of walk-through and property condition checklist. Occupancy: Maximum of five (5) residents/occupants. Restrictions: - No smoking or vaping on the property. - No pets allowed. - No parties or events. - Quiet hours observed from 10:00 PM 7:00 AM. - Parking is not permitted on the pavement near the basketball court or on the septic drain field. - Homeowners Association (HOA): Tenants must comply with all HOA and private community rules. - Tenant(s) must follow proper care of septic system or risk expense associated with septic misuse. Important: Each adult occupant/applicant must: 1) complete an application (to be provided by the landlord) 2) have a standard background check completed - $45 fee paid by each applicant 3) review the "Application Instructions and Screening Criteria Guidelines" which will be provided by the landlord/owner. Landlord will not accept a reusable tenant screening report.
