Lease terms

Lease term is month-to-month unless otherwise agreed in writing, after which tenancy will convert to month-to-month under the same terms. Monthly rent is $2,400 and is due on the 1st of each month; a $50 late fee will be applied if rent is not received by the 5th. A security deposit of $1,200 is due prior to move-in and may be used for unpaid rent, damages beyond normal wear and tear, cleaning, or lease violations, with any remaining balance returned in accordance with California law. Owner pays for water and trash; tenant is responsible for electricity, gas, internet, and any other utilities. Occupancy is limited to approved tenants only, and all occupants over 18 must apply and be approved. Small dogs are allowed with prior approval and a $50 monthly pet fee; tenants are responsible for any pet-related damages or disturbances, and unauthorized pets constitute a lease violation. One private garage is included for parking and reasonable storage only and may not be subleased or used for business purposes. Tenant agrees to maintain the unit in clean and good condition, report maintenance issues promptly, and is responsible for damages caused by negligence. No alterations or modifications may be made without written consent. Tenant agrees to comply with reasonable noise standards and not disturb neighbors; illegal activity or repeated disturbances may result in termination of tenancy. No smoking is permitted inside the unit. Owner may enter the unit with proper notice as required by California law for inspections, repairs, or showings. Tenant is encouraged to carry renter's insurance, as owner is not responsible for loss of personal property. Failure to comply with any lease terms, including nonpayment of rent or unauthorized occupants, may result in termination of tenancy, and tenant agrees to allow reasonable access for showings with proper notice if the unit is being re-rented or sold.
