Lease terms

Lease Term Minimum lease term: 12 months. Rent & Late Fees Rent is due on the 1st of each month. A grace period is provided through the 10th day of the month. Rent must be received by 5:00 PM on the 10th. Weekends and holidays do not extend the grace period. Payments received after the grace period will incur: $50 initial late fee $5 per day until rent and all applicable fees are paid in full. Returned or dishonored payments are subject to a $35 fee. Outstanding balances may accrue interest at 18% annually, as permitted by law. Acceptance of late payments does not waive the landlord's right to enforce the lease. Utilities Tenant is responsible for all utilities, including: Water Sewer Trash/Garbage Electricity Utilities must be transferred into the tenant's name before move-in and maintained throughout the lease. Any utility charges paid by the landlord due to tenant nonpayment will be billed back to the tenant as additional rent, along with a $35 administrative fee if applicable. Subletting Subleasing or assigning the lease is not permitted without the landlord's prior written approval. Pest Control The property is delivered free of known pest infestations. After the first 30 days of tenancy, routine pest prevention and treatment become the tenant's responsibility. Tenants should promptly report any pest concerns to prevent infestations. Window Coverings Only standard window treatments, such as blinds, curtains, or shades, may be used. Sheets, blankets, or similar materials may not be displayed in windows. Damage to landlord-provided window coverings will be charged to the tenant. Property Access Tenants are expected to provide reasonable access for scheduled repairs or maintenance. Failure to provide agreed-upon access may result in a $100 missed appointment fee. Pets No pets are permitted without prior written approval from the landlord. Approved pets may require additional non-refundable pet fees and/or monthly pet rent. Smoking This is a non-smoking property. Smoking and vaping are prohibited anywhere inside the home. Marijuana & Controlled Substances The possession, use, cultivation, or distribution of marijuana or illegal drugs is prohibited on the property, regardless of state legalization or medical authorization, to the extent permitted by applicable law. Violation of this policy may constitute a lease default. Lawn & Exterior Maintenance Tenant is responsible for maintaining the yard, including: Mowing Watering Edging Trimming shrubs and bushes Seasonal snow removal (if applicable) No trampolines, above-ground pools, spas, satellite dishes, swing sets, antennas, or similar additions may be installed without prior written approval. Removal of landscaping or bushes requires landlord approval and must comply with HOA requirements. Alterations Tenants may not make repairs, improvements, or alterations without prior written approval from the landlord. This includes, but is not limited to: Painting Changing locks Installing shelves Wallpaper Replacing fixtures Permanent curtain rods or window treatments Any other permanent or semi-permanent modifications All approved work must comply with HOA rules and all applicable local, state, and federal regulations.
