Lease terms Lease duration: 12 months, with shorter terms considered. Fully furnished, so the home is move in ready with furniture, kitchenware, linens, and appliances included. All utilities are included in the rent. High speed wifi and trash are included with no cap. Electric and water and sewer are included up to $325 per month combined. Anything above that in a given month is billed back to the renter at cost, with the provider statements attached. Overages under $25 are absorbed by the owner. Unused amounts do not carry over. If a water overage results from a leak or a plumbing failure rather than usage, the owner covers it. For reference, recent tenant usage at this property has run roughly $230 to $260 per month combined for electric and water in summer and about $200 to $230 the rest of the year, so the cap sits above typical usage rather than at it. Actual costs vary with usage and utility rates. There are no separate utility accounts to set up and no deposits with the utility companies. The home is all electric with no gas service. Due at signing: first month's rent and a security deposit equal to one month's rent. The security deposit is held in a separate account as required under Tennessee law, and the renter will be notified of the institution holding it. Renters insurance is required, with a minimum of $100,000 in personal liability coverage. Proof of coverage is due before move in and must be maintained for the full term. No smoking or vaping anywhere on the property, indoors or outdoors. Pets: up to two dogs, one under 40 lb and one over 40 lb. A $250 non refundable pet fee applies, plus $35 per dog in monthly pet rent. The backyard is fully fenced and Shelby Dog Park is at the end of the street. The renter is responsible for any damage caused by a pet and for keeping the yard clean. Assistance and service animals are not pets, are not subject to these fees or limits, and are accommodated in accordance with fair housing law. Parking: on street parking. The block is quiet and residential. Renter responsibilities: keep the interior and the furnishings in good condition, replace light bulbs and HVAC filters, and report maintenance issues promptly. Owner handles lawn care and pest control. A furniture and condition inventory is completed at move in and signed by both parties. The renter is responsible for the furnishings and equipment listed in that inventory, ordinary wear and tear excepted.
