Lease terms

Lease term is one year beginning July 1, 2026. The lease may automatically renew on an annual basis if both parties are satisfied with the arrangement and no changes are required. A security deposit of $4,000 is required. Deposit amount may be negotiable depending on applicant qualifications, rental history, and other factors. Rent is due during the first five days of each month and must be paid electronically. Payment may be made through a Wells Fargo account or other approved electronic payment methods. Renter's insurance is required throughout the lease term. No smoking is permitted anywhere inside the home. Small pets may be considered on a case-by-case basis. If approved, tenants are responsible for any pet-related damage, odors, cleaning, or additional maintenance required as a result of pet ownership. Tenants are expected to maintain the property in a clean and orderly condition. This includes replacing HVAC air filters as needed, maintaining smoke detector batteries, and reporting maintenance issues promptly. The home will be provided with two house keys and two mailbox keys. The property has been rekeyed to a single key system for convenience. Unauthorized duplication of keys is prohibited. Lost keys may result in a rekey charge of $250. Additional keys may be available upon request. Parking is permitted only in the garage and driveway. Parking on gravel, landscaping, unpaved surfaces, or in restricted areas is not permitted. Tenants must comply with all local parking restrictions, including maintaining clearance around the fire hydrant located near the property. Landscape maintenance may be negotiated as part of the lease agreement. If the tenant elects not to maintain the landscaping, an additional landscaping fee may apply. The owner maintains an American Home Shield home warranty policy. Tenants are expected to coordinate service requests through the warranty process and are responsible for standard service call fees unless otherwise agreed in writing.
