Credit and Background Check Required. Renter Pays all Utilities. Renters Insurance Required. Smoking of any kind is strictly prohibited inside the property and on the premises. Quiet hours are from 10:00 PM to 8:00 AM. Excessive noise or nuisance behavior is not allowed. Lease Length 12-month lease required to start no month-to-month arrangements available initially Renewal considered based on tenant history and performance Rent & Payments Due: 1st of each month Grace period: 3 to 5 days Late fee: $100 flat fee after grace period. Accepted payment: Digital only Zelle, direct deposit, or online portal (no cash or checks) Security Deposit Amount: 1.5 months' rent required at signing Covers damages beyond normal wear and tear Deposit Returned within the state-mandated timeframe after move-out (typically 14 to 30 days), with itemized deductions if applicable Maintenance & Repairs Tenant responsible for minor repairs within $75 All maintenance requests must be submitted in writing (text or email) Occupancy & Guests All occupants must be named on the lease Guests may not stay longer than 7 to 14 consecutive days without prior written approval No subletting or short-term rentals (Airbnb, VRBO, etc.) permitted without written permission Landlord Entry 24 to 48 hours written notice required for all non-emergency entry Emergency access permitted for safety issues (flood, fire, gas leak, etc.) Early Termination & Non-Renewal Early lease termination requires 1 to 2 months' rent penalty 30 to 60 days written notice required from either party for non-renewal
