Rental Qualification Criteria Thank you for your interest in this rental property. To ensure a safe, stable, and positive rental experience for both the tenant and the property owner, all applicants will be evaluated using the same consistent screening criteria. Application Requirements: Each adult (18 years or older) who will reside in the home must complete a rental application. Applicants must provide a valid government-issued photo ID. Applicants must provide proof of income and employment or other verifiable sources of income. All information provided must be accurate and complete. Income Requirements: Total gross household income should be at least three (3) times the monthly rent. Acceptable income sources may include employment income, retirement income, Social Security, disability income, or other verifiable sources. Credit Evaluation: Credit history will be reviewed as part of the application process. The owner will consider payment history, outstanding obligations, and overall creditworthiness. A history of unpaid rental obligations, collections related to housing, or patterns of delinquent payments may negatively affect approval. Rental History: Positive rental history is preferred. Prior landlord references may be requested. Applicants with unpaid balances owed to previous landlords or unresolved lease violations may not qualify. Eviction History: Applicants with an eviction filed or completed within the past five (5) years may not qualify. Each application will be reviewed based on documented rental history and circumstances. Background Screening: A background check will be completed as permitted by applicable law. Criminal history, if any, will be evaluated based on relevant factors, including the nature of the offense, severity, and time elapsed. Employment Verification: Applicants must provide verifiable employment or another reliable source of income. Self-employed applicants may be required to provide additional documentation, such as tax returns or business records. Pets: Pets may be considered on a case-by-case basis with prior approval. Additional pet fees and/or monthly pet rent may apply. Breed, size, and number limitations may apply. Smoking Policy: Smoking and vaping are not permitted inside the property. Lease Requirements: A signed lease agreement is required before occupancy. First month's rent and security deposit must be paid before move-in. Tenant must maintain renter's insurance throughout the lease term. Application Approval: Meeting the minimum qualifications does not guarantee approval. Applications will be evaluated consistently based on the criteria listed above and the applicant's overall ability to fulfill the terms of the lease.
