Lease terms

The tenant is responsible for all utilities and renter's insurance. Pet Policy Two Options Available: Option 1: No monthly pet fee for a maximum of one (1) pet, with a one-time refundable pet security deposit of $3,500. The full deposit will be refunded within 10 days after the lease ends, provided there is no physical or cosmetic damage to the property. The pet deposit will be held in a separate escrow account. Option 2: A monthly pet fee of $80 for a maximum of one (1) pet, with no security deposit required. A minimum lease term of 12 months is required. The property is subject to an interior inspection once every three (3) months. The date and time of each inspection must be reasonably agreed upon by both the landlord and tenant. The tenant is required to allow access for the sole purpose of inspection. Please do not sign the lease if you are unwilling to permit these periodic inspections. This is a non-smoking property. Smoking is not permitted inside the condo or on the balcony under any circumstances. If tenants choose to smoke, it must be done outside the premises. First violation: $1,000 fine Second violation: Lease termination The condo will be fully documented with photos and video during the walkthrough immediately prior to the start of the lease. The tenant is expected to return the property in the same condition at move-out. If any damage cosmetic or otherwise is identified, the tenant will be notified in writing and given 30 days to repair the issue following inspection. If the tenant chooses not to renew the lease for any reason, a minimum of 45 days' written notice prior to the lease expiration date is required.
