Lease terms

Tenant is responsible for all utilities associated with the property, including but not limited to electricity, natural gas, water, sewer, garbage, internet, cable, and any other utility services unless otherwise agreed in writing. No smoking or vaping of any kind is permitted inside the property, garage, patio, or any enclosed area of the premises. Up to two (2) pets are permitted, subject to landlord approval. Tenant is responsible for any damages caused by pets and must comply with all HOA rules regarding pets. Additional pet deposit or pet rent may apply. Tenant shall maintain the property in a clean and sanitary condition and promptly notify the landlord of any maintenance issues. Tenant shall comply with all applicable HOA rules, regulations, and community guidelines. Any fines resulting from tenant violations shall be the tenant's responsibility. No subleasing, short-term rentals, or vacation rentals (including Airbnb, VRBO, or similar services) are permitted without prior written consent from the landlord. Lawn care, landscaping, and exterior maintenance responsibilities shall be as follows: Tenant shall maintain any private patio, yard, or landscaping areas associated with the property. Major exterior repairs remain the responsibility of the landlord. Tenant shall not make any alterations, improvements, or install fixtures without prior written approval from the landlord. Rent is due on the first day of each month. Any payment received after the grace period specified in the lease may be subject to applicable late fees. The property shall be used solely as a private residence and may not be used for any unlawful or commercial purpose.
