Lease Terms & Tenant Responsibilities * Lease Term: One-year lease, with the option to renew subject to mutual agreement between the landlord and tenant. * No Smoking: Smoking of any kind is strictly prohibited inside the home. * No Pets: No pets are permitted on the property. * HVAC Maintenance: Tenant is responsible for routine HVAC filter replacement every three months and for maintaining the property in a clean and orderly condition. * Property Upkeep: Tenant is responsible for the reasonable day-to-day upkeep of the home and property, including promptly reporting any maintenance issues or damage to the landlord. * Utilities: Tenant is responsible for water, electric, natural gas, and internet. * Landlord-Provided Services: Landlord pays for trash service, lawn care, and snow removal. * Community Amenities: Rental includes access to the community clubhouse, fitness center/gym, and swimming pool, subject to community rules and availability.
