Lease terms

1. Term of Lease: 1 year 2. Rent: $1,675/month 3. Security Deposit: $1,675 4. Utilities: Tenant responsible for internet (Socket or Mediacom), Utilities (Columbia utilities), Gas (Ameren Missouri). 5. Maintenance and Repairs: Landlord shall be responsible for maintaining the premises in good repair and working condition, except for damages caused by Tenant's negligence or misuse. 6. Use of Premises: The premises shall be used solely as a private residence by Tenant and Tenant's immediate family. 7. Pets: Cats allowed. Pets are limited to 1 animal (per condo association rules). 8. Smoking: Smoking is strictly prohibited within the premises, including but not limited to the interior of the condo unit, balconies, and common areas of the building. 9. Grilling: Charcoal grills or open fires are prohibited on patios. Gas and electric grills are allowed. 10. Subleasing: Tenant shall not sublease, assign, or transfer the premises without the prior written consent of the Landlord. 11. Right of Entry: Landlord or Landlord's agents may enter the premises at reasonable times and upon reasonable notice to inspect the premises or to make necessary repairs. 12. Termination: Either party may terminate this lease upon 90 days' written notice to the other party, provided all rent and other charges are paid through the date of termination. 13. Notice of Intent to Renew or Vacate: Tenant must notify Landlord in writing at least sixty (60) days before the lease ends whether Tenant intends to renew the lease or vacate the property.
