Lease terms

Lease Terms Monthly Rent: $3,600 Available: August 16 Lease Term: Minimum 24-month lease. Security Deposit: One month's rent ($3,600), due at lease signing. Application Requirements: Every applicant 18 years of age or older must complete an application and successfully pass a credit check, criminal background check, rental history verification, employment verification, and income verification. Income Requirement: Minimum gross household income of three (3) times the monthly rent (approximately $130,000 annually). Credit Requirement: Good credit is required. A credit score of 700 or higher is preferred. Occupancy: Maximum occupancy must comply with all applicable local and state regulations. Utilities: Tenant is responsible for all utilities. Included in Rent: Professional lawn maintenance Annual mulch installation Quarterly HVAC air filter replacement Renter's Insurance: Tenant is required to maintain renter's insurance throughout the lease term and provide proof of coverage prior to move-in. Pets: Pets will be considered on a case-by-case basis. A maximum of two (2) approved pets is permitted. A non-refundable pet deposit of $400 per approved pet is required prior to move-in. Breed and weight restrictions may apply. Smoking: No smoking or vaping is permitted anywhere inside the home or garage. Property Maintenance: Tenant is responsible for maintaining the interior of the home in a clean and sanitary condition, replacing light bulbs and batteries as needed, promptly reporting maintenance issues, and complying with all lease obligations. Landlords will maintain major systems and structural components as required under the lease. HOA Compliance: Tenant agrees to comply with all Homeowners Association (HOA) rules, regulations, and community standards throughout the lease term. No Subleasing: Subleasing, assignment of the lease, Airbnb, VRBO, or any other short-term rental use is strictly prohibited. Move-In Costs: First month's rent, security deposit, applicable pet deposit, and proof of renter's insurance are required before possession of the property. Owner Managed: This home is owner-managed, allowing tenants to work directly with the property owners for responsive communication and service.
