Lease terms

The apartment is available for immediate move-in with a 12-month lease. Monthly rent is $3,900, and the required move-in costs are first month's rent, last month's rent, and a $3,900 security deposit. There is no broker fee. Heat, water, and trash removal are included in the rent. Tenants are responsible for electricity and internet/cable. Renter's insurance is required. Applicants will be evaluated based on their overall qualifications, including income, credit history, rental history, and ability to meet lease obligations. The standard income guideline is a minimum household income of two (2) times the monthly rent; however, for applicants receiving housing assistance, including Section 8 and MRVP vouchers, income requirements will be based on the applicant's portion of the rent and overall ability to meet lease obligations. A minimum credit score of 600 is preferred, although applications with lower scores may be considered based on the applicant's complete rental profile. One off-street parking space is included with the apartment. Additional on-street parking is available. Pets are negotiable with landlord approval. Approved pets require a $200 pet fee and $75/month pet rent. Pet approval is based on individual circumstances, and current veterinary records and bite history documentation are required. Smoking is not permitted inside the apartment. A late fee applies for rent paid after the due date, as outlined in the lease. A nearby laundromat provides convenient laundry access.
