Utilities * Utilities are split evenly among all adults in the home * Includes: electric, gas, and internet * Utilities remain in the homeowner's name * Payments accepted via Zelle, cash, or check Living Environment * Quiet household ideal for serious students or working professionals * Quiet hours: 10:00 PM - 7:00 AM * No parties * Dry house (no alcohol) Guest Policy * No overnight guests permitted * Exceptions may be made for immediate family or serious partners (married or engaged), with prior discussion/approval Cleanliness & Shared Spaces * Personal belongings must remain in private rooms and not be left in shared/common spaces * Shared spaces must be kept clean and picked up after use * Dishes must be washed immediately after use * Trash should be taken out once it reaches full, before overflowing * Respect for shared spaces is expected at all times Kitchen & Food Storage * Shared kitchen access * Additional refrigerator space available for tenant groceries Laundry * Shared laundry located in basement * Tenant must provide their own detergent and laundry supplies Parking * Street parking only Smoking / Vaping / Pets * No pets * No smoking or vaping inside the house * Smoking is only allowed off the property, not on the premises Security & Access * Tenant will receive their own key * Doors must remain locked at all times Communication & House Rules * Open communication is expected * House rules are set to maintain peace, respect, and structure; once decisions are made regarding house expectations, they are expected to be followed Application Requirements * Background check * Proof of income * Student enrollment verification * References (friends, employers, and previous landlords) Co-signer Requirement * Applicants under 22 years old without proof of income must have a parent or guardian co-sign.
