Costs, fees, and lease terms

Lease terms

Minimum lease is 2 years. Utilities are not included. Rent is due on the first, late fee will be charged for rent paid later than the 5th of the month. Late fee is $25. Rent paid late for two months in a row will be charged a $250 late fee and rent paid late for three months in a row will result in an eviction being filed. No smoking/vaping in or on the property. Renter is responsible for keeping the yard and property visually maintained (I.E. yard cut, weeds under control, yard free of trash and toys, etc...). Renter is responsible for changing air filters and normal upkeep of the property. All vehicles parked at the property must be insured and legal to drive on the road. (No broken down vehicles allowed outside of garage.) Only persons on the lease are allowed to stay in the property. Persons staying longer than 2 weeks will need to be added to the lease and/or cleared with the landlord. Renter is not allowed to sublet the property without the written consent of the landlord. Any dispute will be handled through arbitration. Any inspection by the property manager will be done with at least 24 hours notice and scheduled around the renters needs. Exit inspection will be done no less than 1 month from the end of the lease and the renter is required to give 2 months notice if they are not going to renew the lease.
