Lease Terms: Tenant is responsible for all utilities and must establish service in their name prior to move-in. A security deposit equal to one month's rent is due at lease signing. Lease term is 12 months unless otherwise agreed in writing. Rent is due on the 1st of each month. Rent is considered late after the 5th, and a late fee of 10% of the monthly rent will be assessed on the 6th. No smoking is permitted inside the property. Tenant is responsible for routine property care, including lawn maintenance, regular replacement of HVAC air filters, and maintaining the property in clean and sanitary condition. Failure to properly maintain HVAC filters may result in tenant responsibility for related repairs. Tenant is responsible for minor maintenance items under $100, including items such as light bulbs and minor clogs caused by tenant use. Tenant agrees to promptly report any maintenance issues, damage, or concerns to management to prevent further deterioration of the property. Tenant is responsible for maintaining the lawn and exterior in a neat and well-kept condition consistent with neighborhood standards. Tenant must take reasonable precautions during freezing temperatures, including maintaining adequate heat and protecting exposed plumbing. Pets are not permitted. However, qualified service animals and approved assistance animals will be considered in accordance with applicable fair housing laws. Tenant may be required to complete third-party animal screening for assistance animals. Renter's insurance with a minimum of $100,000 liability coverage is required for the duration of the lease. Only approved occupants may reside in the property. No alterations, painting, or installation of fixtures is permitted without prior written consent. Subleasing, short-term rentals, or Airbnb-type use is not permitted. Landlord reserves the right to enter the property with proper notice for inspections, maintenance, or showings in accordance with state law.
