Lease terms

Utilities: Owner pays water, sewer, and trash. Tenant is responsible for gas and electric services and must place accounts in their name prior to move-in. Laundry: Washer and dryer hookups are available in the unit. A stackable washer and dryer may be rented for an additional $50 per month. Pets: No pets permitted. Smoking: No smoking of any kind is allowed inside the unit or anywhere on the property. Lease Term: Minimum 12-month lease (unless otherwise agreed in writing). Security Deposit: Security deposit due at signing (amount to be determined). Rent Payments: Rent is due on the 1st of each month. Late fees may apply after a specified grace period. Occupancy: Maximum occupancy limited to two persons per bedroom unless otherwise approved. Maintenance: Tenant agrees to maintain the premises in clean and sanitary condition and promptly report any maintenance issues. Alterations: No alterations, painting, or modifications without prior written consent from the owner. Renter's Insurance: Tenant is required to maintain renter's insurance throughout the lease term. Compliance: Tenant agrees to comply with all local, state, and federal laws, as well as community rules.
