Lease terms

First month's rent, security deposit, and pet deposit (if applicable) are due at lease signing. No smoking is allowed inside the home. Up to 2 small dogs and 2 cats are allowed with an additional pet deposit. All pets must be approved by the landlord prior to move-in. Tenant is responsible for all utilities and services, including gas, electricity, trash service, water, internet, and any other utilities or services associated with the property. Tenant is responsible for all yard and lawn maintenance, including mowing, trimming, weeding, and general upkeep of the yard. Tenant is responsible for removing snow and ice from the sidewalks and walkways serving the property. Tenant is responsible for maintaining the home in a clean and reasonable condition and for reporting any maintenance issues to the landlord in a timely manner. Only the tenants and approved occupants listed on the lease may live in the home. Maximum number of occupants is 6 people. Tenant may not sublease, rent out, or allow another person to rent or occupy any part of the home, including individual bedrooms, without the Landlord's prior written approval. No painting, remodeling, installing fixtures, changing locks, etc., without landlord's written permission.
